Homeowner field guide

From site evaluation to an installed septic system.

A practical starting point for Greater Charlotte property owners. County requirements and project conditions vary, so confirm the current process with the authority serving the property.

Important: This is general educational information, not engineering, regulatory or contracting advice. The applicable county and qualified professionals control the actual process.

1. Identify the property and intended use

A new residence, addition and failed-system replacement may begin with different information. Property boundaries, bedrooms, wells, structures, slopes and available area can affect evaluation.

2. Apply through the appropriate county process

Onsite wastewater is administered locally. Union County accepts applications for new systems, expansions, repairs and tank replacements. Cabarrus County coordinates onsite-wastewater site evaluations through its environmental-health process.

3. Complete site and soil evaluation

The responsible authority or authorized professional evaluates whether the site can support an onsite wastewater system and what conditions apply. Do not assume that acreage alone determines suitability.

4. Receive the applicable authorization

The resulting authorization or permit documents the system requirements and conditions needed before installation. Read the issued documents carefully and confirm who is responsible for each remaining step.

5. Obtain installation pricing

With useful property and authorization information available, an appropriately qualified installer can evaluate excavation, materials, access, existing-system work and finish grading more accurately.

6. Install, inspect and complete the site

Installation should follow the authorized requirements. Required inspection or approval occurs at the appropriate stage before final cover and completion. Restoration and finish grading depend on the contractor agreement.

Questions to ask before choosing a provider

  • Is the provider appropriately credentialed for the work?
  • Who coordinates required inspections?
  • What excavation, backfill and finish grading are included?
  • How are unexpected soils, rock or access conditions handled?
  • What payment schedule and change process apply?
